Insight Thermal Diagnostics, a division of MacDonald Property Inspections, is an established and respected resource in Chicago and Northern Illinois for commercial building inspections for the following property types:

light industrial buildings apartment buildings
rental properties office buildings
multi-family dwellings strip malls

A infrared thermal image scan of a building will present a visual representation of the surface temperatures across the building's exterior. The infrared inspection scan quickly reveals places where air leakage occurs. Heat losses may be revealed through any of the following:

cold or warm air infiltration wet, missing, or poorly installed insulation
window or door seal failures nergy loss or air exfiltration through the roof
moisture damage in the roofing layers damaged or failing HVAC ducts

Infrared inspection and testing reveals moisture damage and energy loss through thermal signatures across the roof, so that necessary repairs can be quickly identified and completed. Air leaks can result in condensation buildup in the roof and walls, which can mean decreased R-values. These problems are only detectable during an infrared inspection.

The end result is a savings in energy dollars and significant repairs.

Infrared Inspection before Buying or Leasing:

Any time you are considering buying or leasing a building, you want to be sure you are getting a good deal. Plus, eliminating concerns makes your final decision that much easier. To secure your financial investment, it's a good idea to know exactly what you are buying and having a thermal scan on your building is a great way to eliminate potential concerns.

Infrared Inspection for New Construction:

When you are constructing a new building, even one you intend to sell, it's a good idea to have infrared inspections at regular intervals. You can ensure that the required specifications are being implemented as it is being built. It is not uncommon to discover variances in what is being constructed, but these problems are more easily corrected (and with less associated cost!) when an infrared inspection discovers it during construction rather than after.

Infrared Inspection during Renovations

When you want to renovate an existing building or add enhancements, it is best to have it inspected before, during the construction, and after the renovations. Problems that are normally discovered during tear-down and construction can be understood and planned for, and then remedied appropriately. This will help you and the people you've hired to implement the changes, and knowing what to expect before you get started can significantly reduce time delays, cost overruns, and mistakes.

Our Infrared Inspection Report:

Our Thermal Diagnostics Survey report will document the issues we find and our evaluation of each problem. The report will include natural and infrared photographs where necessary to demonstrate our findings.
